A real polyaspartic floor coating isn't paint — it's a chemically-bonded, abrasion-resistant surface that turns bare concrete into something you can hose down, drag tools across, and park hot tires on without a second thought.

The difference between a floor that lasts 15 years and a floor that lifts in 2 isn't the product. It's the prep. We diamond-grind every slab to open the concrete pores, fill cracks with polyurea joint filler, and only then coat. The result is a coating that's bonded to the slab, not sitting on top.

The modern premium system. UV-stable (won't yellow), cures in 2-3 hours per coat, hot-tire rated, and lasts 15-20+ years. Our default for almost every DFW garage. Higher upfront cost, lowest cost of ownership.

Epoxy

The traditional option — durable and more affordable, but cures over multiple days and can yellow in direct sunlight. A solid choice for budget-conscious installs in shaded garages.

Hybrid

Epoxy + Polyaspartic Topcoat

Epoxy base for affordability with a UV-stable polyaspartic topcoat for protection. Common compromise that combines the best of both at a mid-range price.

Diamond Grind

We grind the concrete with a planetary diamond grinder to open the pores, remove old coatings or sealers, and create a mechanical bond surface. No acid etching.

Mid-day

Crack & Joint Repair

Cracks, expansion joints, and pits are filled with polyurea joint filler that stays flexible and bonds permanently to the slab.

Afternoon

Base Coat + Flake Broadcast

Polyaspartic basecoat goes down, decorative color flakes are broadcast wet into the coating, then it cures.

Evening

Scrape & Topcoat

Once the basecoat cures (2-3 hours), we scrape loose flakes, vacuum, then apply a clear UV-stable polyaspartic topcoat. Walk on the floor in 4 hours, drive in 24.

Garage Floor Coating Questions

How long does the install take?
A single day for almost every 2 and 3-car garage. Our polyaspartic system cures fast enough to grind, prep, basecoat, broadcast flakes, and topcoat all in one day. Walk on the floor 4 hours after the topcoat, drive on it after 24.
What's the difference between epoxy and polyaspartic?
Polyaspartic is the modern premium option: UV-stable so it won't yellow, cures in hours not days, and outlasts epoxy 2 to 3 times. Epoxy is more affordable and still durable but can yellow over time in sun and takes longer to cure. We recommend polyaspartic for almost every DFW garage.
How long does a coated garage floor last?
A properly installed polyaspartic floor with diamond-ground prep typically lasts 15 to 20 years. Cheaper DIY roller-on kits usually fail within 2 to 3 years because the prep is wrong — not because the product is bad.
Can I park hot tires on it?
Yes — polyaspartic is rated for hot-tire pickup resistance, which is the #1 cause of cheap coating failure. You can park a hot car on it straight from a summer drive.
Can you coat a floor with cracks or pitting?
Yes. As part of our prep we diamond-grind the slab and fill cracks, expansion joints, and any pitting with polyurea joint filler before coating. Cracks won't telegraph back through.
Do I have to move everything out of the garage?
Yes — the garage needs to be completely empty for the prep and coating work. We can help you plan the timing so the move-out and move-back are easy.
Is it slippery when wet?
No — slip resistance is built into the topcoat by default (anti-slip aggregate). It's actually less slippery than wet bare concrete. We can dial up the grip more if you'd like.
What's the warranty?
15-year manufacturer warranty on the coating system plus Steward's lifetime installation warranty against delamination from prep failure.
Can you coat driveways, patios, or pool decks too?
Yes — the same polyaspartic and concrete coating systems work on driveways, patios, pool decks, and commercial floors. Ask us during the consultation.

How much does garage door repair cost?
It depends on the problem and the parts involved — a roller replacement is very different from a spring or panel job. That's why we inspect the door first and give you an honest, transparent estimate before any work begins. We never start until you approve the price.
Do you offer same-day service?
Yes. We offer same-day availability across DFW for most repairs, and our technicians carry the most common parts on the truck so many jobs are finished in a single visit.
Is it safe to fix a broken spring myself?
No. Garage door springs are under extreme tension and are the most dangerous part of the door. Spring and cable work should always be done by a trained technician with the right tools.
How long does a garage door spring last?
Most springs are rated for around 10,000 open-close cycles — roughly 7 to 12 years depending on how often you use the door. If one spring breaks, we usually recommend replacing both.
